In the heart of one of Italy's most picturesque and ancient villages, in Colle di Nocera Umbra, just a few kilometers from Assisi and Gubbio, we offer for sale a charming stone watchtower, dating back to the year 1000. This historic structure, approximately 120 square meters, has been meticulously restored to preserve its authentic character.
The beautiful tower, spread over four levels, has two independent entrances: one on the ground floor and the other, via an external staircase, on the first floor. Rectangular in shape, the tower rises about ten meters, though it was likely taller in its original form.
Inside, modifications have created an intermediate floor, accessible by the same staircase. The ground floor originally featured a single large room with an evocative barrel vault. On the upper floor, above the vault, there's a room enhanced by a fireplace, with traces of another floor that suggest the tower was once taller.
Constructed from white limestone, the tower’s corners are accentuated by raised rusticated stonework. While the structural renovations have been completed, the interior is currently under renovation, offering the opportunity to personalize the layout and finishes to suit individual tastes and preferences.
A 60-square-meter cellar, located next to the tower and once used for pressing and crushing grapes, completes the property.

The Area
Colle di Nocera, located 7 km north of Nocera, sits atop a small hill at an elevation of 520 meters above sea level, at the foot of Mount Merlana (1,133 meters). Below the castle, the valley stretches along the route of the Via Flaminia, and not far to the south lies the Pinaiale stream, a tributary of the Caldognola river.
